Electronic Security Project Manager is responsible for planning, directing and coordinating activities of electronic security technology projects to ensure project goals are accomplished and meeting or exceeding our commitment to the customer.
Controls all elements of the project for the client and the installation team through effective and consistent communications.
Participates in “turnover” meetings with Security Design Estimators, Account Executives, System Programmers, and On-site Foremen to gain understanding of project scopes. Project Manager will determine if project as presented (including design, BOM, labor estimates) is acceptable and should proceed.
Lead “kickoff” meetings at the beginning of project implementation to prepare fields crews by reviewing drawings, BOMs, and plans for cross-discipline coordination.
Directs and coordinates activities of project team to ensure project progresses on schedule and within budget and maintains a consistently high-level of quality and workmanship.
Conducts regular installation team meetings and manages action items, project schedule updates.
Develops project installation schedule identifying project milestones and critical path to be provided to all members of the installation team. This schedule is to be maintained as project progresses.
Follows established standards and procedures for project reporting, communication, quality inspections and documentation.
Places orders on a timely basis for materials required for project as indicated by Security Design Estimator.
Reviews and approvals Division 28 submittals prior to delivery to appropriate party. Ensures field crews have the latest updated drawings and revised project documentation.
Visits job site regularly to coordinate installation of Security projects. Attends regularly scheduled project meetings as required to ensure timely completion of work and proper project coordination.
Monitors and coordinates milestone approvals with customer and prepares necessary documentation for approvals.
Maintains current project schedule and provides updates to project team as part of regularly scheduled project meetings.
Communicates project concerns and suggestions, both verbally and in writing, with customers and Security Division Manager. Email is the suggested method for written form.
Coordinates and responds to requests for changes to project scope.
Prepares monthly project forecasts indicating estimated cost and expected labor requirements for completion of assigned projects. Forecasts will be reviewed with the Security Division Manager
Prepares regular project billing in timely manner as required by project specifications.
Coordinates turnover of completed project to customer including training, as-built / O&M documentation, and warranty letter.
Coordinates turnover of completed project package typical include as-built and project close out documentation (with punch list if applicable) and letter of beneficial use (copy).
Communicates openly and honestly with feedback to the project installation crews. This is to include positive as well as critiquing communications, and will be documented in writing.
Facilitates a final review with the project team to accentuate the positives and point out the constructive areas for improvement.

Knowledge, Skills and Abilities:
Requires minimally 3 years of direct experience managing electronic security projects in a project manager role.
Requires demonstrated knowledge of BICSI Best Practices for designing and implementing structured cabling systems to support electronic security systems.
Requires strong ability to interpret CSI Master Format Construction Division 26, 27 and 28 Documents, RFIs, Change Orders and Field Issued Modification Request.
Requires strong background in simultaneously managing over a million-dollar backlog of enterprise-level, major Security construction projects.
Must have referenceable experience in Electronic Access Control, Intrusion Detection, Video Surveillance and Emergency Intercom and Duress Systems.
Must have a good understanding of various communication protocols, i.e., TCP/IP.
Excellent time management and time tracking is required. Managing and planning multiple tasks will be a key aspect of this position.
Some electrical or electronics theory training would be highly useful.
Requires knowledge of the construction sequence for commercial buildings and industrial facilities.
Requires general knowledge of low voltage electronics.
Requires general knowledge of Security system operation and command & control centers.
Require experiences marking up Security electronic documents using PDF markup software i.e., Bluebeam, Microsoft VISIO, or Adobe Acrobat.
Requires thorough knowledge of Microsoft Office products.
Excellent written and verbal communications skills are required.
Must be able to communicate effectively with people at all levels, both internally and externally.
Strong preference for candidates willing to commit to obtain a professional certification in project management, i.e., Certified Security Project Manager (CSPM) or Project Management Professional (PMP) within first two years of employment.
Must have some knowledge of formal project management methodologies, i.e., PMBOK.
Must be able to work with limited supervision and successfully direct field construction crews.
Must be able to handle situational ambiguity in an emerging, high energy company environment.
Must work well in a team environment and be willing to assume any unassigned responsibilities.
Some regional based travel will be required, but not on a regular basis.
Use of personal vehicle is required to visit jobsites and attend project meetings.

Salary and Compensation Notes:
This is a salaried position, but requires hourly project time tracking that must be documented and submitted weekly on a “time sheet”. This is a requirement to correctly track the professional labor cost to each project.
This position provides for personal car business mileage reimbursement per the standard Federal rate.
