The purpose of this position is to oversee, protect and enhance the owner's real estate assets by identifying center objectives, including maintenance, marketing, housekeeping, landscaping, security, tenant and community relations, and the performance of income producing activity translating these objectives into other profit enhancing programs.
KEY POSITION ACCOUNTABILITIES:
The successful candidate’s responsibilities will include, but not be limited to:
•Maximize NOI through a deliberate process of increasing all potential income sources, while controlling expenses •Manage net profit programs for maximum results and benefit •Develop and implement a comprehensive strategic business plan which addresses the opportunities and needs of the center •Prepares annual operating budget for income expenses and capital expenditures •Reviews monthly financial statements and prepares quarterly variance reports •Actively contribute and support the Leasing Agent and Local Leasing Representative in assisting with the center's leasing strategy •Professionally serve as primary representative of the Company and develop strong relationships with existing and prospective tenants •Proactively respond to tenant issues, conduct formal and informal tenant meetings to promote/discuss marketing, operations and security •Support Tenant Coordination and work with local governmental permit agencies to overcome obstacles that can delay tenant construction •Oversees the collection of delinquent payments from short-term and local leasing tenants •Work with Security Services Provider and Sr. VP of Asset and Property Management to establish an effective safety and security program and Comprehensive Emergency Management Plan (CEMP) •Regularly schedules security meetings to review performance and incident reports •Directly supervises the marketing manager in developing strategic marketing plans including purchasing media, developing effective events and managing public relations. •Support marketing in the development and execution of a comprehensive marketing plan that enhances retail sales and enhances revenues and delivers compelling mall programs to connect with shoppers •Canvasses market to stay informed on market trends, local demographics and economy •Maintains high visibility in the community (i.e., involvement in Chamber of Commerce, etc.) •Hires, train and supervises center personnel •Directly supervises the management administrative assistant to ensure all aspects of the property’s administration are handled correctly and in a timely manner •Conducts performance appraisals and recommends salary increases •Plans and conducts staff meetings •Directly supervises the operations manager to ensure all facility responsibilities are handled in a quality, expedient and professional manner •Keeps operations department on schedule with project occurrences, and store openings and closings •Bids contract services annually and reviews services provided •Conducts daily inspections of center's grounds; initiates corrective action and follow-up to completion •Maintains center's compliance with local, state and federal codes, and company standards •Participate in Manager on Duty rotation
•Maintains exceptional visual presentation, design standards and merchandise use for the retail zones of the property including the strategic location of common area displays and storefront barricade graphics •Ability to read, interpret and analyze financial and legal documents •Ability to read building plans and construction drawings •Create a first-class shopping experience for customers through establishing and maintaining exceptional operating standards including; maximizing contracted services, oversight of the property’s preventive maintenance program, development of a comprehensive energy and capital plan •Develop and retain a highly skilled mall team. Provide employees with appropriate tools and training to create an environment that maximizes their performance while adhering to all company policy and procedures •Maximize the mall’s influence and leadership position in the community and with partners for the company’s benefit •Well-developed interpersonal skills. EDUCATION AND EXPERIENCE •Five (5) to seven (7) years’ experience in a similar role in the shopping center industry •Bachelor’s Degree from a 4-year college or university required, CSM preferred •Effective writing and communication skills in public speaking •Good working knowledge of budgeting, basic accounting and financial analysis
