Madison Marquette is a leading national owner and developer of creative retail and mixed use properties. We are seeking an energetic person who will manage all stages of the development process, including; acquisition, entitlements, and construction administration for our Southern New Jersey development projects
The Development Manager will help advance the company's success by driving the strategic planning, entitlement, project management, and ultimate success of the company's Southern New Jersey development projects. Based in the Suburban Philadelphia area, the Development Manager will report to Madison's Managing Director, Investments. The incumbent will oversee all aspects of development assignments to include managing, coordinating and administering project from initial concept planning stages to procurement of construction, reviewing bids and contract negotiations.
* Drive and take ownership of all aspects of the development process from concept to entitlement, delivery and operation. Orchestrate the entire development process from start to finish. * Lead and manage a team of professionals to ensure effective project delivery. * Analyze existing economic, demographic, market, and environmental variables to identify areas for expansion. Forecast new trends in the ever-changing real estate market. * Write recommendations for how to proceed with various properties, neighborhoods and strategies. * Review sites to assess costs and needed steps for zoning, local ordinances, and acceptability. * Work closely with the architecture and engineering team to bring ideas to the team - and offer constructive feedback on others' ideas - for current and upcoming development deals. * Communicate and manage all issues and risks affecting the projects * Develop and manage budgets for the development projects * Manage the entitlement, approval and permitting process and maintain positive relationships with relevant jurisdictions and planning boards * Manage the detailed design phase of the projects * Manage the bidding, negotiation and construction contract process * Assist in securing project financing and ongoing loan compliance. * Participate in the leasing process to provide for all development related matters * Manage delivery of spaces to tenants and tenant improvements * Ensure that projected expenditures are under constant review and any anticipated deviations are highlighted and controlled * Ensure that construction projects maintain code compliance
* Knowledge of nearly every process, phase and service involved, including site selection, market analysis, finance, construction, leasing, and sales – a plus to have transactional skills to handle the contracts and liability concerns present in development projects. * The ability to envision new projects and the perseverance and aptitude to actually get them built * Ability to work well individually and as part of a team. * Accounting skills to handle the budgeting aspect of this role and successfully develop and manage project budgets. * Understanding of business and management principles involved in strategic planning, resource allocation and project management * Business analysis skills, with the ability to foresee issues, develop constructive solutions and provide decisive recommendations * Knowledge of local and state level laws and regulations regarding real estate development * Ability to manage multiple aspects of a project at one time and balance priorities and deadlines * Strong interpersonal skills, with the ability to develop relationships across all levels * Proficiency in Microsoft Excel, Word, PowerPoint and Project. * Project will require regular travel within tri-state area and occasional travel beyond.
Education and Experience
* Bachelor's degree in , Engineering, Business or equivalent to appropriate 4-year college program, ideally with a focus upon Real Estate Any similar combination of education and experience. * A minimum of 10 years proven experience in mixed used, retail, urban/street, life style properties * Demonstrated experience in delivering results related to providing the company with growth in the areas/regions assigned.
