Performs within the Maintenance Department and ensures assigned center(s) are maintained at the standards defined by management and the client.
•Performs preventative maintenance on equipment •Identifies, troubleshoots and corrects problems with the building or equipment •Solves tenant complaints by responding to work orders and direct requests •Keeps records of preventative maintenance, work order completion, parts/supplies purchased, equipment logs and other records as requested •Assists in monitoring work of contractors •Monitors tenant improvements made to electrical, plumbing, sprinkler and HVAC systems •Requests purchases, makes purchases when authorized •Adheres to preventative maintenance schedules •Makes recommendations to supervisor •Adheres to environmental and worker safety regulations (hazardous materials, hazardous waste, CFC, etc.) •Operates equipment such as tractor, hydraulic lift, pumps, motors, irrigation valves, automatic temperature controls, power tools, volt – ammeter, service gages and smaller electrical distribution equipment, meters and others •Operates energy management system •Reads electrical water meters •Tests and troubleshoots fire alarm devices and panel, drain and fill shrinker system •Changes filters and belts on VAC system •Performs periodic maintenance on equipment •Supports the daily maintenance required by the Specialty Retail Department •Repairs and maintains all center amenities (i.e., chairs, tables, fountains, ash & trash cans, etc.) •Assists management in the set up and implementation of center promotions •Follows up and monitors progress on all projects and reports progress to Maintenance Director •Promotes and maintains positive tenant relations •Improves process related to above duties and responsibilities •Other related duties may be assigned as needed •The above listing represents the general duties considered essential functions of the job and are not considered a detailed description of all the work requirements that may be inherent in the position.
