Cracker Barrel is looking for a Manager of Real Estate to represent our expansion into the west. This person will assist the Director of Real Estate with the identification and acquisition of the best available location sites within assigned geographic region to ensure corporate expansion goals.
The ideal candidate will live in the western part of the country close to a major airport--as far east as Denver, CO preferably one of the major cities in AZ, CA, NV, OR, CO, or WA. Candidate could live further east but would understand they would be a road warrior with extensive travel. This person would also have experience with permitting of ground up development in California.

Responsibilities 1.Support the Real Estate Decision Making Process * Analyzes assigned territory utilizing sales predictive models along with constant travel and presence in the markets to determine market feasibility and site availability. * Analyzes economic and demographic data to ensure project success. * Manages numerous real estate brokers in pursuit of sites while evaluating potential sites and presents selected sites to Senior Management. 2.Help Maximize Real Estate Transactions’ Value Capture * Assists in the negotiation of real estate transactions to obtain available sites under acceptable terms and conditions. * Reviews comparable sales to understand issues associated with permitting and closing. * Assists Construction Project Manager in obtaining local information. 3.Serve in an Administrative Role * Drafts Letters of Intent based upon negotiations; reviews final draft, and ensures contracts are fully executed and escrows are opened timely. 4.Communicate with External Stakeholders * Conducts site visits and meet with proper personnel to identify/resolve issues.
Experience * Bachelor’s degree in business, real estate, or similar field or 2 – 5 years corporate or commercial real estate experience; or equivalent combination of education and experience. * Extensive ground up development experience. * Experience in a full-service restaurant or retail space, would also accept big box or convenience store experience. * Proximity to a major airport in the western US. * Excellent written, oral communication and negotiation skills. * Working knowledge of real estate purchase contracts, leases, site acquisition, etc. * Knowledge of real estate codes, regulations, and related legal issues. * Knowledge of construction terminology, blueprints, techniques, permitting, and site design. * Working knowledge of title commitments and reports. * General knowledge and understanding of finance, including project budget planning, and construction procedures/methods. * Organizing and prioritizing skills. * Strong analytical and decision-making skills.
