Trinity Interests property management is characterized by a hands-on approach. Each of the property managers are given geographic responsibility and supervise all aspects of the maintenance and operational functions for their properties. Experience in commercial office and retail management is required.
Job responsibilities include: •Implement all terms and conditions of tenant leases; •Oversee rental collections; understanding of operating expense reconciliations and billing •Ensure proper maintenance of the properties; •Prepare annual operating budgets; Code invoices and monitor property performance •Prepare a monthly summary of property operations, including budget variance analysis •Conduct site inspections as required but no less than monthly; •Prepare site inspection reports and recommendations for remedial action or preventive maintenance; •Obtain bids for maintenance and other services contracts; •Serve as tenant liaison and maintain positive tenant relationships ; •Supervise service vendors and maintenance personnel; •Establish goals and objectives for the properties with corporate management and property owner; •Provide construction management as required.
