Directs and leads staff in assigned areas. Provides ongoing training. Maintains knowledge of campus buildings. Complies with OSHA, University, State and Federal guidelines, rules and regulations. Performs highly skilled emergency and routine repairs, including mechanical, electrical, plumbing, carpentry and lock trades. Performs other duties as assigned. JOB DUTIES:
40% - Essential - PERSONNEL MANAGEMENT, SAFETY AND COMPLIANCE: Directs Housing & Dining second shift custodial and maintenance staff. Prioritizes work process for custodial and maintenance technicians. Trains all technicians. Updates Zone Manager on all work processes and needs for all areas. Reviews applications and interviews applicants for posted job openings. Completes EPMS reviews. Approves leave and maintains in-house shop files on employees. Ensures staff meets safety guidelines. Reviews assignments and activities of work crews. Directs projects within all assigned areas. Enters and approves all electronic transactions in timekeeping. Ensures all safety, National Electrical Codes, SC Gas Codes, Federal and State refrigeration codes and South Carolina Health Department requirements are met.
30% - Essential - MAINTENANCE AND REPAIR: Repairs and troubleshoots emergency and routine plumbing calls. Troubleshoots plumbing problems. Maintains and repairs sinks, toilets, showers, tubs, hot and cold supply lines and sewer lines. Sweats copper pipe fittings and sections. Troubleshoots and repairs electrical systems. Installs new equipment. Alters existing circuits to accommodate new construction refurbishments and new conduits. Diagnoses system trouble doors. Assists lock shop with cutting and fitting keys to locks and rekey locks. Repairs and makes adjustments to locks, latches, doors, frames and hinges. Repairs and replaces doors including mortise and cylindrical hardware. Repairs emergency and routine carpentry. Makes emergency and routine repairs to equipment and systems in Dining facilities.
10% - Essential - WORK ORDER COMPLAINT MANAGEMENT: Investigates work order complaints and rectifies problems with University Housing residents.
10% - Essential - COMMUNICATION: Maintains open lines of communication with the Director and Associate Director of Residential Facilities. Communicates daily with Zone Manager to maintain consistency of priorities. Communicates daily with supervisors of each shop to ensure work load can be prioritized based on work force and facility needs.
10% - Essential - PROJECT COORDINATION AND ON-CALL SUPPORT: Maintains open line of communication with Housing Maintenance supervisors concerning work orders, scheduling and project coordination. Responds to callbacks. MINIMUM REQUIREMENTS:
A high school diploma and trade experience that is directly related to the area of employment. RESPONSIBILITIES:

Work Hours: 2nd shift.
This schedule could vary from 1pm-10pm (8hr shift) with occasional weekends.
