To provide hands on, direct supervision of multi-trade maintenance mechanics including assigning routine and project work. Holding staff accountable for meeting or exceeding quality and productivity standards of the department, as well as departmental work rules and university policies. Utilize university standard work order system.
Peabody handles all building and maintenance requests for 11 buildings on its mid-town urban campus to include housing and dining. The position requires the ability to perform and to supervise a variety of jobs relating to carpentry, plumbing, HVAC, construction, engineering and general maintenance work. The position will also be required to use the work order system and produce work related reports as needed.
Located in the heart of Baltimore's Mount Vernon Cultural District, the Peabody Institute was founded in 1857 as America's first academy of music. Today, through its degree-granting Conservatory and its community-based Preparatory music and dance school, Peabody trains musicians and dancers of every age and at every level. Each year Peabody stages nearly 850 public concerts and performances. Peabody is one of the nine divisions that comprise the Johns Hopkins University.
Specific duties & responsibilities: Duties include:
Responsible for hiring, training and supervising two full time plant operations staff, and one casual staff.
Oversight of outside contractors working in Peabody-owned buildings; will hold them accountable for performance of their duties and for meeting JHU quality standards.
Establish and maintain the schedules for various maintenance vendors.
Establish and maintain service contracts with outside vendors.
Assist the Director of Facilities and Auxiliary Services in developing, implementing, and maintaining an efficient preventive maintenance program using a computerized maintenance management system.
Must be sufficiently versed in many trades to successfully supervise multi-trade personnel and manage outside contractors.
Help in identifying and managing a wide range of capital improvement projects.
Participate in regular and proactive inspections of all buildings to identify both routine and project work.
In coordination with Director of Facilities and consultants, engage in specification and procurement of all equipment, parts, and supplies required for complete maintenance of Peabody-owned buildings.
Be available to address emergency maintenance issues 24 hours per day; (on a rotational basis): assists maintenance staff with operational and maintenance problems during emergencies.
Assist in the development of the operations, the staff, and budgets.
Assign, manage, and record reactive and planned maintenance repairs and projects using the university work order system.
Performs other relevant duties assigned.
Minimum qualifications: Required:
High School or Trade School Graduate required.
Previous supervisory experience required.
Ability to interact professionally with all constituents in the university including students, faculty and staff, as well as persons outside the university.
Knowledge of maintenance, engineering techniques and principles, and various construction trades. Highly skilled in at least one, if not more, of the skilled trades as demonstrated through at least 7 years of related experience.
Comfort with computer systems sufficient to use a work order system and to product reports.
Sound written & oral communication skills, as well as computer skills required.
Must have valid MD driver's license.
Must be available to work on call evenings and weekends on a rotational basis
Ability to climb stairs, ladders and to lift and move up to 50 pounds
Licensed in one of the skilled trades (Carpentry, Electrical, HVAC, Plumbing, Construction, General Contractor, etc.)
Special knowledge, skills, and abilities:
Knowledge of maintenance, engineering techniques and principles, and various construction trades
Technical qualifications or specialized certifications: Highly skilled in at least one, if not more, of the skilled trades as demonstrated through at least 7 years of related experience
Any specific physical requirements for the job: Ability to climb stairs, ladders and to lift and move up to 50 pounds. Essential Personnel.
