The Project Manager is responsible for the optimal technical and financial performance of their assigned project. Ensure quality of design process: plan, coordinate, and manager Contract Documents and assist in Construction Administration as necessary. Develop and implement Project Schedule and budget, promote effective client communications and negotiate addendums, change orders, and assist in marketing.
DUTIES AND RESPONSIBILITIES
Perform an initial contract review to ensure full understanding of the requirements.
Assure that the following items are included in the written agreement:
Clear articulation of the work scope
Schedule of “deliverables” including description, due dates, standards of acceptance (i.e., number of revisions) and any additional information/documentation required in reports
Project start and completion time line
LDI compensation clause stating terms (hourly rates, fixed price, etc.), amount of compensation and collection date, as well as, the client contract authorized to make commitments, changes, sign-off, etc.
Billing information including invoice mailing location, required documentation and any special instructions
Demonstrates leadership skills with ability and willingness to face challenges, solve problems, and motivate others, while maintaining effective relationships with clients by meeting or exceeding their requirements and expectations
Must have a thorough understanding of state / local codes and accessibility requirements meeting state and federal standards.
Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups
Good judgment and reasoning ability, enabling problem solving with the constant shifting of priorities and daily tasks
Self-motivated personality to take on projects and assignments without the need for the micromanagement of a supervisor
Ability to manage time, deadline oriented, and takes initiative (self-starter).
Ability to communicate both by oral and written English
Proven record in developing client relationships
Experience in negotiation and dispute resolution
Keen observation and detail-oriented skills
Strong decision-making skills and responsibility for quality control of documents
Must possess intellect, integrity, and influencing skills required to build strong professional relationships at all organization levels
Strong organizational skills and disciplined accuracy are required.
The proven ability to exercise discretion and sound judgment.
Strong aesthetic sense and interest in the arts
Solid track record in successful design projects
Knowledge of professional ethics, as applied to architecture
Strong working knowledge of allied design disciplines
This position is responsible for managing the Associate levels and Job Captains
EDUCATION and/or EXPERIENCE
Education: Bachelor of Architecture, or equivalent
Experience: Recommend 7 years minimum architecture experience with at least two years of Project Management exp.
Software Proficiency: AutoCad 2014 (desirable), REVIT a plus, Word, Excel, Microsoft Project, Photoshop and InDesign
