Our client is seeking a Real Estate Manager who will be responsible for the real estate site selection and market development in a defined market of the District of Columbia and the State of Virginia which may expand from time to time. The position will require a deep working knowledge of the markets, utilizing established local real estate and municipal contacts as well as fostering new relationships. The position requires a strong independent work ethic while maintaining effective and efficient team-oriented goals.
The primary duties and responsibilities include:
Actively source and qualify potential sites for the client that meet and/or exceed their criteria for new store development.
Routinely schedule site tour rides with the client on prospective sites to review viability as well as inform and update client on market trends and value regularly.
Initiate lease and purchase negotiations with prospective landlords and landowners. Negotiate key business terms throughout the process as well as interacting with client legal team on issues.
Prepare real estate presentations and preliminary budgets of approved sites for review by the client. Maintain budgetary requirements as defined by the client for each site.
Commence key due diligence and permitting initiatives for each site, working with vendors and local municipalities throughout the process.
Participate in local meetings during the permitting process.
Assist client with closing and construction items as needed.
Required Skills & Experience:
7 years minimum in the development of retail real estate
Experience in site identification and land acquisition
Relationships in the real estate industry for each market
Ability to multi-task and prioritize
Experience with MS Office products (Excel, PowerPoint)
