Oversee trades personnel and contractors in the following areas: plumbing, electrical, sound events, fire suppression systems, elevators, fire alarms, kitchen equipment, 2-way radios, and other areas as assigned.
Essential Job Functions:
Plan, organize and supervise assigned function to assure that required, requested and planned repairs, modifications, installations, renovations and other plumbing and electrical maintenance activities are properly accomplished in an economical and timely manner.
Plan specific work assignments, including work schedules, materials, equipment and supplies availability, manpower needs, etc., to ensure that assignments may be completed in the most efficient, economical and timely manner. Prepare cost estimates on requested or planned projects involving area of responsibility. Determine the priority of work assignment and follow-up to assure such assignments are completed in an efficient, economical and timely manner.
Supervise work in progress and inspect completed assignments to ensure that satisfactory progress, work quality, operating procedures and/or practices, efficiency, safety and other work standards are being maintained. Assign specific duties to staff in accordance with their individual capabilities and job classification and hold them accountable for the satisfactory performance. Train or direct the training of staff in their duties and responsibilities to develop their maximum effectiveness and potential. Develop and maintain a capable and motivated team; provide coaching and feedback to employees; guide and give technical assistance to employees; initiate corrective disciplinary measures, as necessary. Conduct staff performance reviews. Interpret, and enforce work rules, rules of conduct, performance standards, University and departmental policies, procedures, regulations, etc., among assigned employees. Train, promote and enforce good safety and housekeeping practices among.
Act as primary agent for Denison University in the troubleshooting, switching and/or coordination with AEP Electric when primary electrical power system is faulted or could be faulted. Act as the primary authority when internal switching of the high voltage distribution system is required to resolve faults or potential faults, or necessary for other reasons.
Develop and implement planned preventive maintenance schedules and activities to ensure prolonged life and usefulness and minimize breakdowns of operating equipment and facilities(includes the high voltage distribution system, plumbing systems, kitchen equipment, and fire suppression systems).
Prepare, develop and otherwise maintain records, reports, recommendations, evaluations, etc., reflecting the conditions under which operations are carried out and/or the efficiency and economy of operations.
Initiate the purchase of parts, materials, equipment, supplies, etc., in accordance with University and departmental procedures and provide technical assistance and/or consultation when required to facilitate such purchases. Verify the receipt and/or acceptance of purchased items as authorization for payment.
Monitor electrical loads and the distribution system to assure continuous electrical power to the University community.
Monitor and approve the activities of contract personnel and services in assigned area of responsibility as required to ensure that satisfactory and acceptable performance standards, specifications, material and labor cost, work schedules, etc., are maintained, and authorize payment for contracted services in accordance with University and departmental procedures.
Coordinate the activities of assigned function(s) with other Facilities and University organizational units as necessary.
Perform other related duties as required or assigned.
Associate's degree in Engineering, Architecture, Construction Management, Facility Maintenance, or related field, or, advanced training and experience in lieu of the degree, and a minimum of 5 years maintenance experience related to industrial, commercial or university maintenance.
Demonstrated knowledge in the installation and maintenance of plumbing systems, electrical systems including high voltage distribution, kitchen equipment, refrigeration equipment, fire alarms, fire suppression systems, and sound systems.
Ability to work in a highly fluid environment; ability to manage multiple tasks and projects simultaneously; highly organized; ability to plan ahead to maximize efficiency based on available resources; ability to gather data and information and use analytical methods to analyze data for trends to determine and evaluate alternatives and provide final recommendations.
Ability to effectively interact with multiple constituencies through effective oral, written and electronic communication and be committed to a safe and respectful work environment. Excellent computer skills in PC based software system utilizing Windows, Microsoft Office, and Excel; familiar with basic accounting terms and practices; ability to manage project budgets.
Ability to work as part of a team and independently; willing to work in noisy, dirty, hot, cold, wet or confined spaces when necessary.
Must have a current, valid Ohio driver's license, or obtain one within the first month of employment, and remain insurable under our university's liability insurance policy.
Professional Engineer, Bachelors degree in Construction Management or Facility Management; Ohio license for plumbing and electric; LEED accredited professional; EFP or CEFP certification; ability to create, edit and print documents in Auto-CAD; familiarity with Maintenance Management software applications; experience with direct supervision of skilled trades workers.
