The Restaurant Site Development Manager is responsible for managing the development of new construction projects through the preparation of any due diligence information. The incumbent will be required to interact and negotiate with developers, owners and landlords to obtain approvals of building and site and will be responsible for managing engineering and various consultants to assist in obtaining land owner and governmental approvals. The Site Development Manager will work closely with Darden's Real Estate Directors to ensure compliance with contractual deadlines established in real estate property.
ROLES AND RESPONSIBILITIES:
-Manage outside consultants in preparation of property studies including environmental assessments, soils reports and surveys. Participate with Design Managers, Brand Design Managers, Vice President of Design, Real Estate Directors, Team Leaders and Chief Development Officer in evaluating these studies.
-Manage the preparation of site investigation reports for properties to evaluate costs and timeframes required to obtain governmental approvals and to determine potential effects to prototypical construction objectives.
-Interface with the Real Estate Directors, Design Managers, Brand Design Managers and developers/owners/landlords to formulate site plans.
-Interact and negotiate with developers, owners and landlords of proposed restaurant locations to obtain approvals of building and site design.
-Interact and negotiate with governmental representatives in obtaining approvals for design of building and site design, installation of site utilities, payment of permit and utility connection fees, including the delivery of testimony before public hearings on behalf of Olive Garden.
-Participate with Darden's Development Team in insuring compliance with contractual deadlines established in real property transfer documents.
-Manage outside Architects, Engineers and various Consultants in obtaining land owner and governmental approvals for construction of restaurant facilities.
-Interface with other Darden teams (Operations, Real Estate, Licensing, Legal, etc.) to adapt prototypical designs as they relate to developer/governmental requirements.
-Interface with other Darden teams and negotiate with governmental agencies to implement governmental contract documents including easements and bond instruments.
-Track and manage ongoing governmental obligations through construction process
REQUIRED TECHNICAL SKILLS:
-Ability to direct and motivate outside design professionals and other consultants.
-Ability to understand Darden's core businesses and work with Operations at both executive and restaurant levels. -Ability and willingness to participate in a system of management by objectives.
-Demonstrated desire and concern to stay abreast of evolving design and construction means and methods through continuing education and other information sources.
-Ability to communicate and interact with Real Estate, Licensing, Legal as well as effective external communication with government officials and landowners/developers/landlords.
-Ability to comprehend and interpret governmental regulations and communicate the effects of these regulations on design.
-Ability to operate effectively given broadly defined objectives.
-Ability to adapt to changing business environments, solve problems, and take advantage of opportunities to minimize project costs, and minimize design approval time frames within the local ordinance requirements.
-B.S. degree in Civil Engineering, Architectural Landscaping, City Planning, or other degree with equivalent experience is desired. Equivalent experience may also be considered adequate.
OTHER KEY QUALIFICATIONS:
-10-12 years of experience in site development engineering and administration or other related field involving work with site engineering and governmental regulation on real estate development.
-5-7 years of experience working with multi-unit restaurant chains on 2-3 acre sites is desirable.
-60-70 % travel required -Experience in public speaking and giving presentations.
