Harvard Business School Operations is responsible for the 40-acre, 36-building HBS campus. Reporting to the Chief of Operations, the Senior Director of Capital Programs will be responsible for developing and executing the Harvard Business School's multi-million dollar, multi-year capital building program. This role supports the HBS mission by creating a campus environment that allows for an optimal learning and residential experience for all members of the community. The successful candidate will possess a balance of interpersonal skills, technical knowledge and management experience to engage with HBS stakeholders to define, scope and deliver capital projects.
Duties & Responsibilities:
Works closely with the Chief of Operations on campus master planning and long-term real estate investment strategy. Ensures all projects are properly aligned with master plan, planned, permitted, designed and constructed with the expected level of quality, scope, budget and schedule.
An annual deliverable will be a comprehensive 5-year capital program. This program is developed in conjunction with senior staff at HBS and Harvard, for presentation to the HBS Dean and University Officials for approval.
Works closely with the senior faculty and administrative leadership of the school, University colleagues in related departments, and others in Operations on projects.
Represents the School's interests in relationships with vendors, the City of Boston, and within the Allston community. Serves as a subject matter expert regarding capital projects with alumni, key stakeholders, the media, and other interested parties.
Working with peers in the Operations department, develops project plans to include cost estimates, project timelines, milestones, and deliverables. Provides HBS management with regular status updates.
Creates a communication plan for each project to ensure the proper parties are fully informed in all aspects of each project as it develops. Works collaboratively with peers to ensure project impacts on campus operations are minimal or have mitigation measures clearly established.
Oversees project managers in RFP's, negotiations, bid/contract award and procurement procedures of the consultant and vendor selection process for projects of all sizes.
Hires, trains, motivates and develops, and assigns internal or contracted PM staff. Ensures all capital management staff are trained in the use of the HBS capital program information system.
Responsible for all related compliance; maintains records of all appropriate permits, plans, and contracts. Oversees required regulatory inspection processes.
Participates in and represents HBS at Harvard University capital and construction related committees and related topic meetings.
Keeps abreast of developments and best practices in construction, sustainability and design fields.
Under the direction of the Chief of Operations participates with peer group of managers in the oversight and management of the department.

10+ years of experience in capital project management and facilities administration. Bachelor's Degree in relevant architecture, engineering, construction management, or project management discipline required. Masters level degree preferred.
Demonstrated ability to manage projects and supervise staff in the delivery of a complex capital program. Experience in higher education capital project development processes and culture preferred.
Experience supervising and effectively collaborating with professionals at varying levels of responsibility. Well-developed ability to evaluate, negotiate, select and manage appropriate vendor cost-effective contracts for planning, permitting, design and construction related services.
Working knowledge of architectural principals as they related to campus planning, design, construction and operations.
Broad technical knowledge of construction and building systems (structural, life safety, mechanical, electrical, plumbing systems, etc.). Ability to read and correctly interpret construction documents and blueprints, geotechnical reports, and real estate/building related legal documents.
Working knowledge of principles of sustainable design and development as they related to campus planning, design, construction and operations.
Demonstrated experience and familiarity budgeting, cost estimating and with the principles of value engineering as related to capital projects. Ability to develop and analyze the anticipated effects of design and construction alternatives on cost, quality and schedule, etc.
Proven skills in leadership of small groups – managing group dynamics, consensus building, fostering cooperation and developing lasting solutions.
Demonstrated professionalism in interactions with University faculty and staff, public officials, contractors, and the general public. Ability to exercise good judgment and discretion with sensitive and confidential materials.
Ability to work in fast-paced environment under pressure with frequent interruptions; handle multiple tasks with precision; exercise good judgment with diplomacy; solve problems on the spot; take initiative; meet deadlines; and work independently, while at the same time always mindful of the need to be a team player.
Strong computer skills - MS Office, scheduling applications, presentation tools and PM administrative database application tools required. Knowledge of Building Information Management (BIM) systems a plus.
Must possess excellent decision making and organizational skills. Ability to communicate well in verbal and written form is essential. Self-motivated who can take initiative to resolve problem. Attention to detail is a must.
Presentation skills required for small and large groups. Demonstrated ability to effectively convey architectural and construction concepts in written and graphic formats, and in oral presentations to faculty, executives, administrators, students and the public. Ability to facilitate meetings.
