M & J Wilkow is seeking an Assistant General Manager to play a key role in the management of Southlands Shopping Center in Aurora, Colorado. The position will assist the General Manager with the oversight of property operations, carrying out his or her responsibilities in a manner that is consistent with ownership’s vision for Southlands.
Reporting to the General Manager, your role will be responsible for the following:
• Provide proactive tenant relations, tenant communications, and assistance in tenant negotiations • Prepare monthly reports, annual budget, forecasts and additional financial reporting on a timely basis. • Assist the third-party Risk Advisor with property-related insurance issues, including the Tenant and Vendor Certificate procedures and the placement of the property policies. • Administration of tenant leases, including collections, monitoring rentals, escalations, billable items, etc. • Assist with the coordination and oversight of tenant improvement projects and property capital projects • Code and process property invoices in AVID Program • Negotiation and selection of contractors, vendors and services necessary to the operation of the property as well as monitoring contractor performance to ensure that all standards are being met. • Interact with Leasing Agents in marketing space and participate in the proactive renewal of existing tenants. • Provide a high-quality level of service to all customers: tenants, shopping center guests and investors. • Other related duties and assignments as required by the General Manager and Corporate Staff
Bachelor’s Degree in business, real estate development or related field preferred with sufficient experience to provide strong leadership in property management practices and techniques.
A minimum of 3 - 5 years equivalent level experience in retail real estate property management.
Strong financial background
Proficient in Microsoft Excel, Word, and Outlook
MRI and AVID software knowledge/experience a major PLUS
Knowledge and understanding of construction and tenant improvement process including bidding, budgeting and implementation and the ability to analyze bids helpful.
Excellent verbal and written communication skills
Detail-oriented with strong organizational skills and ability to multi-task
Working knowledge of various building systems including electrical/mechanical, fire/life safety, HVAC, roofing, and parking lot preferred.
