DUTIES: The incumbent in this position will interact with department heads, chairmen, regulatory agencies, and SUCF representatives. This incumbent will also be required to work with Departmental salary/budget information, confidential service and maintenance contracts, Disciplinary actions, grievance and various personnel information. Responsible for the maintenance and appearance of interior wall, moldings, and trim finishes. Coordinate all masonry repairs. This responsibility extends to all campus buildings and satellites. Manage activities of multiple trade shops. Closely coordinate all work activities through the TMA Computer Maintenance Management System for Multiple shops. Coordinate construction and repairs with contractors, shops and hospital personnel and maintain written records/logs on repairs, contractors and maintenance jobs as applicable. Maintain logs required by Joint Commission on Accreditation of Healthcare organizations, NYS-DOH, and other regulatory agencies pertaining to area of responsibility. Requisition materials in a timely manner and all materials required by CSEA Trade Shops under your direct supervision. Attend meetings pertaining to operations and maintenance of the plant and personnel management. Insure all subordinates meet annual performance, health, and training requirements Develop and implement preventive maintenance programs. Supervise Maintenance contracts and repairs whenever emergency conditions arise. Coordinate construction and repairs with contractors, shops and hospital personnel and maintain Written records/logs on repairs, contractors and maintenance jobs. Other assignments as directed by department leadership. Assign tasks, follow-up on assignments and manage multiple skilled trade shops via computerized maintenance program. Develop and implement preventive maintenance programs/schedules. Supervise maintenance contracts and repairs whenever emergency conditions (DUTIES AND RESPONSIBILITIES ARE NOT LIMITED TO THE ABOVE POSITION DESCRIPTION) QUALIFICATIONS: REQUIRED: 5-7 years supervisory experience maintenance and/or installation of building maintenance activities, Systems or components. Ability to direct, coordinate and supervise employees. Knowledge of union contract agreements. Must be computer literate and have had experience with computerized maintenance management programs. A strong background in work scheduling and job coordination skills is required. Preferred - Two years of college education in a related field. The individual should possess excellent communications skills both oral and written.
