Transwestern is hiring an Asset Protection Manager that will be responsible for overseeing the daily operations of the third party security contract for a Downtown, Class AA office building. This position reports to the building’s Senior Property Manager. The Asset Protection Manager should thrive on communication and creating relationships with key stakeholders at all levels of the City of Houston and Harris County, tenant contacts, building staff and other office buildings in the area.
A clear understanding of the asset is required along with the threats to which the asset is exposed. The Asset Protection Manager will have proven administrative, management, and leadership abilities. Required for satisfactory performance in this position is advanced knowledge of security management techniques and building security and emergency systems. A demonstrated ability to manage multiple tasks and assignments to achieve desired outcomes within established time schedules, to work well with other building leadership and staff, and to function calmly and effectively during times of emergency are required. The Asset Protection Manager must also possess effective organization, problem solving, and communication skills.
The Asset Protection Manager must be well-versed in the policies and culture of Transwestern. He or she must be fully aware of the nature of the assets at risk and the policies relating to their protection. In addition to using high order communications skills when dealing with (other) on-site engineers and technicians and corporate management, the Asset Protection Manager must be able to relate effectively with members of the security team. In this regard, the Manager should be able to participate in periodic in-service training and situational briefings. The Manager should be available for periodic security consulting and training at other Transwestern facilities. In addition, the Asset Protection Manager should be thoroughly familiar with the methods of risk assessment and security audits.
The Asset Protection Manager is responsible for:
Managing the overall security program and oversight of the security contract that includes the security personnel, security policies, physical security measures, and maintaining a positive relationship with the third party security contractor.
Conducting continuous threat assessments of the building and surrounding area.
Meeting with tenant representatives to discuss security operations/matters that affect their operations.
Partnering with Transwestern office building property managers to support/facilitate their security and/or parking administration operations.
Acting as a member of the building’s incident response team in regard to responding to man-made and natural emergencies/disasters.
Overseeing inspections of security systems and equipment to ensure they are maintained in good working order. Schedules maintenance and upgrades as necessary.
Implementing Transwestern’s security directives.
Working with the third-party contractor to develop appropriate security policies and procedures and ensuring existing policies are followed.
Serving as a liaison between the building and local emergency services (police, EMS, fire). Tracking area initiatives that affect security and safety. Being able to advocate on behalf of the building and Transwestern.
Attending construction and tenant safety meetings, making appropriate security changes, and ensuring that the security force is aware of daily changes to the site’s security posture.
Reviewing and approving Incident Reports.
Reviewing and recommending security force training.
Enforcing security related policies and procedures.
Providing the Senior Property Manager with periodic “state of security” reports.
Responding to and directing emergency response procedures.
Making first-line decisions involving response to security incidents in the absence of Senior Property Manager.
Education: High School Diploma required / Bachelor’s degree preferred
Experience: Five years in security/law enforcement with at least three years in managing personnel and security operations in a mid-size to large security department. Two years of experience in dealing with CCTV and access control systems.
