Position oversees staff and work related to the upkeep of University Residence Halls to provide a safe, comfortable environment that supports student success.
Primary Responsibilities :
Plans, prioritizes, assigns, supervises, reviews, and participates in the work of staff responsible for the maintenance of University Residence Halls. Estimates the time and material costs of work orders and projects. Provides information to Superintendent. Order, purchase, and manage materials and supplies according to guidelines and within budget in partnership with O&M warehouse. Establishes preventive maintenance schedules, recommends priorities of repair projects, and responds to after-hours emergency situations as directed. Coordinates work with Housing, residents, O&M staff, and contractors as appropriate. Ensures work is done in accordance with blueprints, specifications, instructions, applicable codes, etc. Provides support and direction to staff in resolving maintenance or custodial concerns. Assists with managing the housekeeping and floor care services in University Residence Halls. Reads and interprets blueprints, shop drawings, sketches, manuals, diagrams, and contract specifications. Provides feedback on projects before and during construction. Supervises personnel including but not limited to hiring, performance appraisals, promotions, corrective actions, vacation schedules and timekeeping for payroll. Trains or coordinates training as needed. Models safe operation of tools, equipment, etc. Adjusts working hours and/or works overtime as needed on weekends, evenings and other hours outside normal schedules as required to meet the needs of the University. Responds to emergency calls as needed 24/7. Perform related duties as assigned and assist other trades as needed.
Vocational/technical certification in HVAC/Mechanical systems or related field. Minimum of 3 years related work experience with 1 year minimum of related management experience. Strong interpersonal skills, basic computer skills and proficiency with Microsoft Word and Excel, working knowledge of general maintenance and building trades, ability to work independently and effectively manage staff in order to accomplish goals
