A Day in the Life:
The General Superintendent is responsible for the supervision, organization, planning, and scheduling of the physical execution of the work and the leadership and management of the field forces. In this capacity, the General Superintendent directs the work of Alliance Project Construction teams including coordination of subcontracts, drawings and specifications. In addition, the General Superintendent is responsible for maintaining professional and productive relationships with the Owner and the Architect as well as effective coordination with Alliance staff and executives.
What You ll Do:
Monitor schedule of work on all projects. Along with the Project Manager and Project Superintendent, key subcontractors, participate in the development of the overall project schedule. In addition, develop and maintain short interval schedules to comply with the time frames in the CPM (Critical Path Method). Update all schedules to maximize performance. Must be able to use a computer and all related software programs.
Have complete knowledge of all owner contract and subcontract agreements, drawings and specifications.
Participate in the development and implementation of appropriate portions of the project quality plan.
Working with the Project Manager, monitor implementation of quality control programs on site.
Solicit and negotiate bids for miscellaneous sections of work not included in the major buy-out by Estimating and the Project Manager. Review and forward to Project Manager for review, approval and issuance of a contract or purchase order
Purchase of miscellaneous materials during the course of construction not included in the major buy-out. Purchases exceeding $2,000. 00 must be approved by the Project Manager.
Plan and review the construction program with the Project Manager including procedures, job layout, equipment, systems, and manpower.
Work with the Project Engineer to establish the requirements and to procure temporary construction services.
Have complete knowledge of the project estimate and take steps to correct work if it is at risk of not being performed within the estimate.
Assist with the planning and obtaining of necessary hoisting for the project. Review with the Project Manager prior to commitment.
Examine all construction drawings and specifications for suspected constructability, potential code violations.
Assure that the project safety programs are properly administered throughout the life of the project.
Attend all regularly scheduled sub-contractor meetings to monitor Project Construction teams coordination and follow through on production, quality and safety.
Chair pre-construction meetings with the subcontractors and suppliers to prepare them for upcoming work.
Coordinate, direct and monitor the activities of the Project Construction team. This includes all aspects of safety and quality and requires that the Project Superintendent hold regularly scheduled subcontractor coordination meetings.
Work with the Project Manager and the Project Engineer in scheduling and expediting the delivery of materials and equipment furnished by subcontractors.
Handle all labor relations on the project, obtaining help when required from the Project Manager, Vice President, or labor relations representative.
Maintain positive relations with the public, governmental authorities, Development, Architect, Engineers, and all others involved with the project.
Direct field associates including subordinate supervisory personnel.
Monitor the necessary security for the project.
Monitor and review the Daily Project Reports. Daily Project Reports are to be copied weekly and given to the Project Manager for distribution to the Vice President.
Ensure that appropriate notices are given and communicate with the main office concerning weather changes, impact, delays, etc.
Monitor and review all test and inspection activities of agencies and governmental authorities. See that all required corrections are made and that disputes are satisfactorily resolved. Review all appropriate records for tests and inspections.
Review performance and costs of all project operations and take action as required to correct problems.
Participate with the Project Engineer, Project Manager, and Vice President in the timely preparation of the monthly request for payment.
Manage and maintain the project schedule, subcontractor specialty schedules, short interval schedule, etc. as required to guide construction to a successful completion. The three (3) week look ahead schedule is to be given to the Project Manager weekly for distribution to the Vice President.
Monitor and verify that back charges are being processed. Control the issue of back charges to avoid adverse relationships. Never allow back charges to stack up until the end of the month.
Assure the continuing development of the Project Construction team through performance evaluations, varying assignments, training, and maintaining a positive project morale.
Review and implement all items described in the Pre-Construction Check List-Pay close attention to any long lead items.
Verify that subcontractor/supplier has proper insurance requirements in accordance with alliance requirements prior to subcontractor/supplier mobilizing on site.
Make recommendations and modifications regarding office performance, business needs, etc.
Any other tasks assigned or directed.
What You ll Need to Succeed:
High school diploma or equivalent.
Bachelor or Associates degree preferred
Minimum of 3-5 years experience as a Project Superintendent or Assistant preferred
General knowledge of the real estate and development industry.
Effective organizational and time management skills.
Excellent verbal and written communication and listening skills.
Ability to work independently with minimal supervision.
Accurate and detail oriented.
Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates.
Dependable, punctual, reliable.
Typing and data entry skills.
Ability to use a 10-key calculator accurately by touch.
Proficient in Word, Excel, Outlook, and other relevant programs.
Ability to have flexibility with working schedule based on business and deadline needs.
Ability to work a schedule during normal work hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours per week is likely.
Consistent, regular and in person attendance during regular working hours at the workplace is required
