A Day in the Life:
The Project Manager-AE oversees the residential physical asset redevelopment activity for their region of properties, and enforces policy regarding capital project procedures, administration, safety and onsite training.
What You'll Do:
Assist in the development of capital budgets and five year forecast with Director of Asset Engineering
Develop, implement and monitor capital expense programs to ensure effective utilization of the annual budget, selection of vendors and the services provided, and the timely completion of services covered by the contract.
Develop RFP's, assistance with bid analysis, and project management.
Assist in property due diligence and preparation of reports for Alliance owned, company acquisitions, and property takeovers.
Training of onsite redevelopment staff for site-specific concerns and general training.
Oversee redevelopment property environmental programs such as Asbestos, LBP and Mold response policies.
Conduct site visits on a needed basis or as directed by the Director of Asset Engineering, including but not limited to review of: redevelopment projects, reports, work productivity, site inventories, and adherence to policies and procedures.
Maintain and train the redevelopment staff to operate the site in the most profitable and efficient manner consistent with the management company/owners objectives.
What You'll Need to Succeed:
High School Diploma or equivalent
Previous work experience in a related field
5 years of experience as a Maintenance Supervisor
Background in construction
Previous experience in the multifamily industry
OTHER KNOWLEDGE, SKILLS, AND ABILITIES:
Must be able to read and interpret plans, specifications, and blue prints
Must be able to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
Must have the ability to speak effectively before groups of customers, employees and management.
Must be able to solve practical problems and deal with a variety of concrete variables in a situation where only limited standardization exists.
Must be proficient in the use of Microsoft Word, Excel, Project and Outlook. Familiarity with CAD is preferred.
Must possess excellent skills in the management and motivation of people through leadership.
Must possess basic mathematical skills.
