Position Summary As a CUIMC management team member, the incumbent is responsible for management and execution of all mechanical staff activities related to the overall processes/procedures associated with the operations of the Engineering Department within a multi-building, non-profit institution; including but not limited to: oversight, training, support, and leadership for skilled trades support staff, computerized work order, key control, and energy management systems, routine, preventive and unscheduled/emergency maintenance, management/execution of Safety and Fire Safety. The Building Manager will be responsible for the training and supervision of the maintenance, engineering staff; will have an integral role in the emergency response team and fire safety. Directs a union workforce in the day-to-day maintenance, repairs, and preventive maintenance operations for mechanical, electrical, and plumbing systems Along with managing the day staff, the incumbent will be responsible for assigning and following up on the evening shift work and staff as well as the scheduling and assigning of the refrigeration engineer team. The candidate will be specifically responsible for field supervision and training the workforce as well as providing supervision for outside services or maintenance contracts as assigned. Repairs and preventive maintenance to be performed in conformance with established standards. Assist in formulating preventive maintenance standards, work procedures while performing those duties and provide work order feedback on discrepancies noted in service delivery. In this role, the incumbent is required to act as a liaison to the NYC Fire Department during building emergencies. The candidate will work closing with the Director of Fire Safety and Compliance to assist in any Code related items Responsibilities are detailed below under Essential Functions.
Responsibilities - Supervise employees in the installation, code compliance, maintenance, and repair of systems. Direct the workforce to achieve the goals of the department.
- Perform diagnostic evaluations of systems and make improvement recommendations.
- Work with other facilities management staff, members of facilities operations staff, and outside contractors to ensure the most effective and efficient use of allocated manpower.
- Develop and implement preventive maintenance procedures and schedules for all related mechanical equipment. Index all equipment and PM procedures, creating and maintaining a computerized database for all past and required services.
- Manage the processing of maintenance service requests; coordinate the activities associated with these requests in cooperation with mechanical operations staff, outside contractors, and the requesting department. Responsible for accurate billing information related to man-hours purchased materials and contractor's services.
- Continually review all outside contracts and service agreements for additional economies and other budget-reduction initiators.
- Personally train and develop training programs for the in-house union staff. In addition to ensuring all staff are compliant with required annual trainings and other university requirements.
Minimum Qualifications - Requires a bachelor's degree, or equivalent in education and experience, and four years of related experience in facilities management and fire safety.
- The candidate must have a strong working knowledge of building systems.
- Candidate must also hold Refrigeration License and a valid F-59 Certificate of Fitness as a Fire Safety/EAP Director
- Demonstrated abilities and knowledge regarding a high level of independence and collaboration in the performance of responsibilities and strong analytical and reasoning skills are required,
- The abilities required to effectively work in a fast-paced, multi-building, service-oriented environment and establish/maintain relationships with diverse constituencies within an academic community are critical.
- Strong communication and interpersonal skills;
- Demonstrate proficient writing and computer skills.
- Must have above average understanding and skills related to PC-based hardware and software related to facilities management is essential - Microsoft Office, work order, energy management software, etc.
- Candidate must have a working knowledge of construction, architectural and engineering plans and specifications and building, fire, safety, and environmental codes.
- Candidate must have a working knowledge of repairs and preventive maintenance on pumps, conveying systems, piping, heat exchangers, power transmissions, and other mechanical equipment.
- The successful candidate must be familiar with all building systems including vertical transportation, environments, HVAC, electrical, plumbing, DDC controls, BMS, fire and life safety as well as internal emergency power systems that support administrative, lab, and classroom spaces.
Preferred Qualifications - Recent experience in an educational, healthcare or similar institution preferred.
Other Requirements - The position is considered "essential personnel" and is required to provide administrative, management, individual support, and various other duties, as required, during and outside normal working hours including institution closures and duties associated with emergencies, and scheduled and unscheduled events.
