JOB SUMMARY
The purpose of this position is to monitor construction projects for clients, with direct accountability for project delivery.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Ensure all Client Construction EHS Program requirements are implemented for the safe planning, start up, construction, commissioning and turnover of ground up and tenant improvement projects in an effort to minimize risk to client.
Ensure the General Contractor is meeting the minimum EHS performance requirements mandated by the Client Construction EHS Program, the Client Construction EHS Minimum Performance Requirements and EHS requirements set forth by Federal/State/Local jurisdictions.
Design Support
Engage in project design. Review design progress at 30/60/90 percent for EHS related content
Responsible for having and maintaining general knowledge of master design specifications/building life safety codes, etc. to ensure EHS requirements are included in project designs and processes.
Commissioning support
Responsible for engaging in commissioning process at project substantial completion
Complete EHS commissioning checklists to ensure EHS systems are integrated per design prior to releasing site to operations.
Conduct periodic site visits to monitor the progress of construction, review status of work completed during the period covered, review that work is generally proceeding in a good and workmanlike manner and in general accordance with the approved drawings and specifications.
Review contractors' direct cost payment requisitions and budget status, review of subcontracts, bonds/subcontractor default insurance, review of change orders, review of Developer's monthly Job Cost Reports, opine on adequacy of contingency, review of construction and disbursement schedules, review of lien waiver and other documentation submitted by the Developer.
Prepare Project Status Reports and recommend the release of construction funds.
Review contract drawings and specifications and opine for completeness and general compliance with commonly accepted architectural /engineering best practices.
Analyze the Developer's direct and indirect cost budget including cost estimate back-up and coordinate with the Cost Advisory group performing parameter estimates, spot quantity take-offs and review of supporting documentation submitted by the Developer, contractor and subcontractors.
Review and make relevant comments concerning the terms of the construction agreement, the submitted subcontracts, architectural and engineering design agreements, building loan agreement as well as review both Contractor and Architect's qualification statements.
Review and comment on construction and disbursement schedules as well as other submitted document including but not limited to: zoning approvals, certified surveys, building permits and approvals, utility company approval letters, soil and foundation engineering reports, and designer's certification of code and ADA compliance.
Prepare Construction Risk Assessment Reports.
Other duties as assigned.
SUPERVISORY RESPONSIBILITIES
No formal supervisory responsibilities in this position. May provides informal assistance such as technical guidance, and/or training to coworkers. May lead project teams and/or plan, and supervise assignments of lower level employees.
QUALIFICATIONS
Provide technical expertise to the project teams in the arena of Environmental Health and Safety.
College/University Degree as a Safety Professional with two (2) years of construction experience.
"Certified Safety Professional" as recognized by the Board of Certified Safety Professionals (BCSP) with at least one (1) years of relevant construction experience. Or proof by the UK's International Institute of Risk & Safety Management as being recognized as a "Fellow".
Has completed OSHA 500 Basic Instructor Course in Occupational Safety and Health Standards for the Construction Industry and must have performed full-time safety responsibilities for at least five (5) years in the relevant construction industry.
Non-degreed EHS professional with at least seven (7) years of directly-related construction safety management experience and completed the OSHA 30 hour class for construction within the last 5 years.
Or other relevant experience if approved by a client Construction EHS manager prior to commencement of work.

EDUCATION and EXPERIENCE
Bachelor's degree in Architecture, Engineering, Construction Management, or related field. Minimum four or more years' construction administration, architecture, engineering or similar experience.
CERTIFICATES and/or LICENSES
Licensure as either a Professional Engineer or Registered Architect is desired.

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.
FINANCIAL KNOWLEDGE
Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.
REASONING ABILITY
Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
OTHER SKILLS and ABILITIES
Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.
Knowledge of the entitlement/permitting process and construction delivery methods and agreements. Familiarity with construction best practices, general building codes, and various building types and systems. Passion for being detail oriented and highly organized.
