The General Maintenance Tech will perform hands-on work while repairing, installing, and servicing various machines and devices; and will handle a variety of tasks that vary by employer. The Building Maintenance worker must have basic duties in common. General building maintenance workers handle repairs that require basic skills as an electrician, carpenter, plumber, mechanic, painter, HVAC technician and roofer. The General Maintenance Tech must always remain aware of their limitations and request the services of a licensed professional when the worker's lack of expertise or local ordinances require it. The General Maintenance Tech will maintain a safe environment to serve their intended function. This position will conduct regular inspections to determine areas that need attention and then perform the tasks; work can consist of replacing a worn doorknob, oiling a squeaky hinge or replacing a damaged flooring, laying 2X2 carpet squares, installing VCT, replacing doors and frames, replacing toilets and urinals, lights and all types of light bulbs and or tubing. The General Maintenance Tech may have to inspect for burned-out light bulbs and replace them, change the filters in the air conditioning system or replace a hard-to-operate locks, do coil cleanings, charge a unit, replace stair treads, work on counters, replace repair facets, sinks, walls, erect walls, install appliances, unstop toilets, sinks and tubs; do plumbing work handling hot and cold water issues. This position will have a set schedule of routine maintenance procedures to perform as well as preventive maintenance
The General Maintenance Tech must have a primary skill set and many secondary skills to performs maintenance services without assistance & of the time such as but not limited to clogs, replacing strainers, garbage disposals, piping behind walls, outlets, make repairs in odd places, install ceiling fans, etc. This position is required to keep facilities functional and pleasing. Maintenance workers conduct regular inspections to determine areas that need attention and then perform the tasks. This position will involve replacing a worn doorknob, oiling squeaky hinges, or replacing a damaged floorboard, change burned-out light bulbs, change the filters in the air conditioning system or replace a hard-to-operate lock. The maintenance worker will have a set schedule of routine maintenance and preventive maintenance procedures to perform on machinery and equipment, such as split systems, fan coils, light panels, blowers, etc. The maintenance worker will perform several miscellaneous duties. In some settings, this position may install cables for computers, perform electrical, plumbing services, HVAC and or assemble new equipment; hang new drapes, order supplies and parts or install bulletin boards; appliances, doors, carpentry, sheetrock, carpet, faucets, sinks, toilets, spread ice melt, etc. In this position, exterior maintenance is done as well, items such as gates, parking lots lighting, building lighting, gutters, handrails, and fences. The General Maintenance Tech will participate in on-call, fall break, winter break and summer break work schedules.
Building maintenance workers have certain cleaning duties for their building. These typically fall into two categories:
General cleaning: For example if a water pipe bursts, the maintenance worker might need to clean the area after making the repair, or the maintenance worker might be expected to pick up litter or clean an area if he sees the need.
Preventive or heavy-duty cleaning tasks: Cleaning hard-to-reach light fixtures and globes, dust out of mechanical rooms, and dust out of mechanical equipment, etc.
Other task includes: Conducting routine inspections of premises and equipment; performing preventative maintenance; handling basic repairs and maintenance; overseeing contractors when professional repairs are necessary; diagnosing mechanical issues and correcting them; repairing machines, equipment, or structures as necessary; ability to use common tools such as hammers, hoists, saws, drills, and wrenches and experience with precision measuring instruments or electronic testing devices.
The ideal candidate will possess the following:
Ability to demonstrate skills; knowledge of how to use specialized tools and equipment; able to measure, read and write; strong written/oral communication, organizational, and multi-tasking skills; ability to work well in a fast-paced environment; basic computer skills and use of Microsoft Office; and knowledge of some type of work order system.

High school diploma; A minimum of 4 years' experience doing maintenance repairs; 2 years minimum experience in a maintenance team environment; construction experience may supplement maintenance experience in years served. Vocational trade training and other certifications preferred.
