Carnegie Mellon University's Campus Design & Facility Development (CDFD) department is searching for a HVAC and Commissioning Project Manager! This is an excellent opportunity for someone who thrives in an interesting and challenging work environment. You will contribute to the department by managing the design and construction projects for the university, including meeting with departmental customers to review the project; estimating and maintaining project budgets; and assisting the work and abilities of multiple project managers. The HVAC Manager will also assist the Associate Director MEP with managing several process functions for CDFD, including Architect/Engineer and Construction Manager Selection process, Design Guidelines updates, consultant RFP's, create owner project requirements, aging plans, equipment zone plans etc.
Additional tasks include assisting with the planning, scope, schedule, and costs for construction projects done by Project Managers within the department. This is a high-visibility role where you will interact with campus constituents ranging from students to faculty to senior administration, including the University Management Team and ALC. You will manage HVAC design and construction including the most technically, programmatically and/or politically complex projects on campus including overseeing Commissioning and HVAC system functionality.

Core responsibilities will include:
- This position in conjunction with the AVP and Directors is responsible for developing the HVAC project construction strategy including project delivery method, staffing, selecting appropriate contractors and sub-contractors to procure for the project, and project schedule. Active participant in the University's Design Review Committee, and Capital Renewal Committee. With the Project Managers and in conjunction with department leadership this position assists with the HVAC consultant selection process, problem resolution, project HVAC design and construction. Provides leadership and coordination for all aspects of HVAC in the construction management process.
- In conjunction with department leadership define HVAC project scope, timeline, budget, constituencies, and outcomes. Assist unit Project Managers. Oversee assigned projects through each phase including conceptual, design, construction, bid and close out phase and/or building commissioning process to ensure that projects are being carried out according to established plan. Initiates project budget preparation approves purchase orders for assigned projects; initiates and/or approves change orders. Manages the project costs so that they do not exceed the budget. Resolves related problems.
- Field review quality and scope of HVAC work during the construction phase of all capital projects. Manage Commissioning Agents and HVAC system functionality to ensure Occupant comfort, sustainability, and transition to FMS. Financial management responsibility for HVAC project budgets.
- Establish appropriate design and construction benchmarks for Campus Design and Facility Development department. Manage and assist as needed PM review of project awards, project change orders and project closeout efforts. Assess and monitor Internal Controls in conjunction with Directors and AVP.
- Provide updates on all project events to senior management including the Board of Trustees. Acts as industry liaison for HVAC Controls.
- Encourage and support project management staff. Provide feedback to other members of the professional and support staff. Other duties as assigned.
- Develop 'growth strategy' with AVP and Management Team for expansion of the campus utilities controls. Organizes and conduct any HVAC feasibility studies or programming assessments as required to define the scope, program, and budget of campus projects.
- Review engineering studies or analysis as required. Coordinates the review of the design documents, i.e., drawings, specifications, etc., prepared by the Consultant with project managers. Manage and assist as needed PM review of project awards, project change orders and project closeout efforts. Assess and monitor Internal Controls in conjunction with Directors and AVP.
- Manage and assist the PMs with the transfer of record documents from CDFD to FMS and project training of FMS personnel.
- Other duties as assigned.

Qualifications:
- Bachelor's Degree in Architecture, Design, Engineering, Construction Management
- Master's Degree
- 15+ years of HVAC Project Experience
- Equivalent experience and/or education may be considered in lieu of degree
- PMP Certification Preferred
