About the Job:
Maintenance carpenter/locksmith works primarily on keying and door hardware, but will also perform general carpentry duties on the University of Minnesota Duluth (UMD) campus and surrounding properties. The maintenance carpenter position is located within the department of Facilities Management and reports to the General Construction supervisor. Facilities Management staff serve and support the campus community and physical facilities.

Essential Functions:
Key Shop and Locksmith Duties (50%)
• Performs key shop duties such as installing, inspecting, repairing, maintaining, adjusting, opening and re-keying locks (of all types), related hardware and similar elements of office and public facilities.
• Fabricates keys by duplicating or cutting new keys by codes for UMD personnel as requested through the electronic system.
• Maintains master key files and records of keys distributed through the electronic system.
• Inspects and performs preventative maintenance on building access hardware and equipment.
• Installs, programs, tests, and maintains card access systems.  Documents any programming changes.
• Responds to emergency requests for access and lock repairs.  Evening, weekend and holiday overtime will be required when callouts occur.
• Works closely with customers to establish and maintain key security systems. Contributes to the efficiency and effectiveness of the unit’s service to its customers by offering suggestions and participating as an active member of a work team.
• Consults with end users, providing training for both new and existing systems.
• Interfaces with contractors to ensure correct installation of devices.
• Maintains and services locksmith and hand/power tools and equipment needed for work assignments.
• Maintains inventory of frequently used materials, supplies and parts. 

General Carpentry Duties (40%)
• Perform general carpentry work- construct walls, partitions, ceiling and floor structures, framing, sheetrock, finish carpentry, acoustical tile, doors, and hardware.
• Read and interpret construction documents, specifications, and instructions as needed to build, construct, or assemble items to create occupiable spaces.
• Measure and layout walls, cabinets, shelving, partitions, fixtures, ceiling grid, door/window openings, and other items on site.
• Demo existing building conditions in preparation for construction activity, remove and dispose of furniture, fixtures, and other construction debris.
• Install commercial doors and windows; inspect and repair glass windows, glazing, and other components.
• Build exterior structures such as sheds, greenhouses, decks, fences, etc. 
• Inspect doors, windows, door checks, shades, floors, roofs, ceilings, steps, ladders, venetian blinds for needed repairs, and make necessary repairs.
• Respond to building emergencies such as leaks, fires, and lockouts; mitigate and repair damage caused by water, fire, vandalism, etc.
• Install and repair furniture, hardware, whiteboards, mirrors, toilet stalls, soap dispensers and other interior furnishings.
• Seal building penetrations and openings and apply waterproofing, caulking, putty and other materials used in building maintenance.
• Insulate walls, ceilings, and other building spaces.
• Mix, spread, and apply grout, cement, and other similar products for use in building construction and repairs.
• Make and install exterior and interior trim, doors and door frames, windows, hardware, and stairways.
• Perform general floor installation and repairs of vinyl floor tile, rubber floor tile, vinyl sheet goods and wood floors, along with installing and repairing carpet.
• Install suspended ceiling grid and acoustical tile and replace damaged ceiling tiles.
• Construct cabinets from plans and field measurements using all types of machinery and joinery related to cabinet making.
• Fabricate laminated plastic counter tops, doors, etc.
• Install carried types of cabinets in different locations and positions.
• Maintain woodshop, building component inventories, tools, and equipment.
• Sharpen and maintain cabinet shop machinery.
• Keep inventory of various materials for repairing floors, walls, ceilings, and bases.
• Work on door hardware and locks in the absence of key shop technicians. 
• Perform other duties and preventive maintenance as directed.

Other Essential Functions (10%)
• Communicate with departmental staff, supervisor, and other campus members via email, telephone, and work order management system. 
• Respond to assigned work task requests; track labor and materials used against work tasks.
• Complete annual performance evaluation and participate in goal establishment.  
• Demonstrate courteous behavior to customers, co-workers, and members of the campus community.
• Represent Facilities Management and the University in a positive way by maintaining a professional and neat appearance.
• Participate in team meetings and decision making with the work unit.
• Know and follow safety procedures and policies regarding work methods and use of protective equipment as required.
• Attend required training sessions.
• Serve as liaison between separate department locations.
• Perform other work-related duties as assigned by Supervisor.

Required Qualifications:
• Completion of vocational/technical school in carpentry or locksmith and 3 years of journeyman carpentry experience. Journey level work experience may substitute vocational training on a year- for-year basis.
• Must have experience in following written orders, reading specifications, and understanding plan details.
• Must have valid driver’s license.

Preferred Qualifications:
• General proficiency with computers and technology.
• Experience operating lifts and other related construction equipment
