Columbia Basin College ("CBC" or the "College") seeks a Maintenance Specialist 4 to supervise a variety of journey-level trades workers or general maintenance mechanics performing work on physical plant, campus buildings, grounds, or equipment. This position supervises field operations on construction and maintenance projects for a specified program. This position develops, implements, and monitors training, as well as implements and evaluates workflow priorities. Additionally, this position develops and disseminates instructions and information to unit personnel, and organizes, conducts and facilitates staff meetings. This position reports to the Director for Facilities Services.

Primary Responsibilities:
- Plan and organize day to day operations of the maintenance department and special campus projects, evaluate systems or facilities to determine maintenance or repairs that need to be performed and determine the work methods to be employed; assist in determining priorities and deadlines with the Director for Facilities;
- Order materials and maintain an adequate inventory of required materials to carry on shop or maintenance work; manage inventory levels, enforce safety rules and regulations and write reports as required;
- Supervise and lead maintenance staff in installing, repairing, and maintaining plant facilities and equipment. This includes selecting, training, and evaluating employees, conducting safety and training meetings, and addressing inquiries, complaints, and project completions;
- Assist in budget development and expense tracking. Provide cost estimates and recommendations for projects. Manage small-scale projects with multiple vendors;
- Review, write, and schedule work orders and maintenance requests, balance staff requirements, conduct building inspections, analyze systems, prepare reports on maintenance activities, and manage inventory levels within budget constraints;
- Suggest process and procedure improvements for increased crew efficiency and tool utilization. Conduct periodic testing and preventative maintenance of building systems to meet regulatory requirements. Ensure compliance with Local, State, and Federal regulations for mandatory inspections. Perform preventative maintenance and repairs on various mechanical equipment, including electrical drive motors, air-conditioning, and refrigeration systems;
- Maintain, operate, and troubleshoot boilers and related controls. Operate the DCM Automated Logic Control System. Troubleshoot, maintain, operate, and repair electric, pneumatic, and HVAC DDC computer programs, controls, equipment, wiring, and end devices. Develop and implement a Megamations (CMMS) system, including asset database creation, ongoing work in the PM program, and scheduling and issuing work orders to ensure mechanics' follow-through;
- Collaborate with campus groups and customers to resolve major issues. Coordinate with stakeholders, vendors, and contractors. Maintain positive relationships and conduct meetings. Identify failing equipment and provide recommendations. Assist with Facility Condition Survey reports;
- Respond to hazardous weather conditions and after-hours emergencies and/or assign others to;
- Perform duties of Maintenance Mechanic 2 and 3 as needed;
- Adhere to and enforce safety rules, regulations and precautions; maintain SDS sheets;
- Be available to receive emergency calls and respond or delegate a response to the situation; and
- Perform other related duties as assigned.
Required Qualifications:
- Three (3) years of applicable experience as a journey level trades worker, maintenance mechanic, or equivalent;
- One (1) year of applicable experience as a lead or supervisor; and
- Valid U.S. driver's license or ability to obtain one before date of hire.
Preferred Qualifications:
- Completion of a recognized apprenticeship or full journey status as a refrigeration mechanic and/or current HVAC certification.
